Taxes: Taxes shall be prorated to the date of closing.
Possession: Shall be following closing, and Seller shall give Buyer possession of the cropland following the harvest of the 2015 crop, grassland shall be July 1st 2015
Surface Terms: 10% down payment at the signing of the purchase contract. All Real Estate will be sold subject to confirmation by the Sellers. You may use a personal check for the deposit. The property is being sold as is, where is, with all faults. Bidding is NOT contingent on the Buyers ability to secure financing. The buyer shall have 15 days after receiving abstract within which to have an attorney of his/her choice examine the title. Title will transfer by Warranty Deed.
Minerals: Land sells surface only, no minerals are being offered.
Closing: Closing is to be held approximately 30 days after signing of the contract.
Closing Agent: Grant County Abstract,Medford Oklahoma, will hold the down payment in escrow, and will conduct the closing.
Survey: Seller is not obligated to furnish the Buyer a survey of the subject property.
If Buyer shall desire a survey, it shall be at the Buyers sole cost.
Agency: Auctioneers / Broker represent the Sellers as Transaction Brokers with written agreement. We will assist the Buyers as Transaction Brokers without written agreement.
Property Condition: Buyer acknowledges that they have performed any and all inspections desired, including acreage and are prepared to purchase the property in its present condition.
